20 Acres Near Poplarville, Mississippi

I started this site to display info about the property that may be too difficult to attach in E-Mail.
 
I am selling the property which includes a house.  Due to the condition of the house, this is more of a land sale than a house sale, but since the house is there I suppose it is of interest.
 
As you may know, I now live in Manassas, VA.  I retired from the Air Force in 2002.  I grew up on this property. Joined the Air Force in 1982 and traveled and live all over the world.  From 1993 until 1997 I was an instructor at Keesler AFB in Biloxi, but  in 1997 we were sent to Italy to live for 3 years. In 2000 we were re-assigned to the Pentagon and moved to Virginia.  In all that time, I haven't actually been back to Mississippi, so other than a few pictures people have sent me, and I haven't even seen the property  in over 10 years.
 
The Survey
 
You can click below to see a copy of the survey.  My property is the one marked "Parcel 2".  There is an arrow pointing to the house and pond.  Hopefully you can use that as a reference to find the boundries.  As you can see from the picture, the boundry slices through the pond and comes down the side of the house.  It's hard to tell from the survey, but you would be surprised just how big 20 acres is.  I'm not sure how many feet it is, but I believe you would have to walk at least 5 or 6 minutes north or south of the house (if it were clear) to reach the boundry. 
 
The 20 acre parcel was recently appraised at $80,000.  We decided to sell a few months ago, and were getting offers for between 50 and $65,000 just from word of mouth from people who live in the area, and decided to put it out on the web and see if we could do any better.  I'm sure given time and effort we could come close to getting the appraised value of $80K, but since the property is for the most part undeveloped, I decided to lower my price.
 
Background:
 
The property was originally part of an 80 acre estate settled by my parents in the early 1940s.  Before my mother died, she gave the west 40 acres to my niece.  After she died, the property was surveyed and my sister and I devided the remainder into two 20 acre sections.  I chose the one on the east side.
 
The house was built in 1975 or 1976. My mother allowed my aunt to build a house there as a place for her and my grandmother to live out their retirement years.  She had the pond dug in back of the huse and stocked it originally with catfish.  My aunt was initially a little angry  that my mom would never actually sell her the piece of land.
 
The entire east side of the house was one big window,  and my grandmother and aunt used to sit all day and watch the birds in the garden.
 
The field (at least it was a field in my day) in front of the house was a corn field.
 
Present Condition:
 
I was dissappointed to hear from someone that the house  may not be livable now.  Frankly, from what  I've been told, it may take more than a little TLC to make it habitable again, and some people have even suggested turning it into a workshop or storage area. 
 
I've also been told the areas around the house and pond are now cluttered with bushes and trees.  In it's day, the property was a show-place.  The yard was clear and planted with flowers and fruit trees.  The back was shaded by pines and you had a good view of the pond from the back door.  The hill above the pond was shaded with pines and you could also sit there and admire the pond.  It would be nice if someone could buy it and restore it all, but it would also be a good place to start over.
 
Originally, before we had the property appraised, I was getting offers from people who said they wanted to build a new house on the hill above the pond. 
 
Getting There:
 
To get to the property you have to pass through my sister's property.  The tile stipulates that the owners of this land are entitled to right of way for access through her property.  I'm sure there would have been no problem with that, but as this has been a concern for some prospective buyers, I am gratefull to the lawyers for putting that in the deed.
 
Feel free to go over and look at the property.  Unfortunately there is nobody there to show the property but everybody in that area knows I'm selling it and they're used to people driving down to take a look. 
 
If you want to you can go down to the end of the road where my niece is selling her property. She has a really nice house and 40 acres so she's hoping to sell hers for about 5 times what I'm asking.
